Agrocorp Announces 2nd Home Community Vacation Village In Chikkamangaluru

Agrocorp plans plotted development of around 0.5 million sq ft land, which will generate an estimated revenue of Rs 200 crore.

The project is part of a broader trend around destination-led holiday home developments in tourism-driven locations

Bengaluru, NFAPost: Bengaluru-headquartered Agrocorp has announced its entry into the destination-led residential segment with the launch of ‘Vacation Village’ in Chikkamagaluru. The project, spread across 31 acres in Hebbali along Mallenahalli Road, features a planned saleable area of 0.50 million sq. ft. and an estimated revenue potential of Rs 200 crore.

The first phase of the development consists of 260 residential plots within a master-planned layout. Capitalising on a decade of experience in countryside and farmhouse communities, Agrocorp is positioning this project as a managed residential environment.

The development is structured as a plotted project where construction must align with defined architectural guidelines, offering investors a balance of infrastructure and natural landscape.

Strategically located 12 minutes from the Chikkamagaluru city centre, the site is in the Western Ghats coffee-growing region near Mullayanagiri. A key demand driver for the project is its proximity to the upcoming Marriott Resort & Spa, which is expected to significantly enhance regional real estate and tourism activity.

Expressing happiness over the new project, Agrocorp Landbase (P) Ltd Founder and Director Ayan Nagpal said Vacation Village represents an extension of the company’s work in nature-led communities.

“The focus is on developing second-home projects that combine residential use with planned infrastructure and natural surroundings. It is interesting to note that there is a growing demand for these kinds of projects from Indian families and HINs,” said Agrocorp Landbase (P) Ltd Cofounder and Director Ayan Nagpal.

Agrocorp Landbase (P) Ltd Cofounder and Director Arush Nagpal said the approach with Vacation Village is to create planned holiday home developments with defined architectural and community frameworks, with a view to building a portfolio across different regions.

“Backed by our around a decade of experience, Agrocorp Landbase (P) Limited operates in the Agritech space, offering innovative acquisition strategies and big-data solutions to enhance land investment in Managed Farm Communities. Our vacation village concept in Chikkamangaluru aims to transform the way land investments work in the country,” said Agrocorp Landbase (P) Ltd Cofounder and Director Arush Nagpal.

At Vacation Village, Chikkamagaluru, the community spaces are built around how residents actually spend their time. Walking tracks, open green corridors, shaded seating, and landscaped gardens, all within a gated, CCTV-monitored estate managed end-to-end so you never have to think about upkeep.

Of the total 260 premium villa plots, there will be 55% open green space. To attract the clients, Vacation Village, Chikkamagaluru, will have 24+ world-class amenities. The property will maintain neo-classical architecture so that a single design standard will be kept across the entire community. The company claims that it will be a second home that works as hard for clients’ lifestyle as it does for their peace of mind.

Inventory & Expansion: Plots are priced from ₹50 lakh onwards, with the company reporting that 10% of inventory has already been booked before the formal launch. Directors Ayan Nagpal and Arush Nagpal indicated that this model is part of a broader strategy to build a national portfolio of managed holiday home developments. Over the next five years, Agrocorp plans to scale this model to other high-growth tourism markets including Srinagar, Wayanad, and Goa.
